Jupiter Real Estate – Condos & Homes for Sale

 

 

I continue to see a Jupiter real estate market that never ceases to amaze me and surprises me all the time. I see Jupiter properties sell for much higher than I ever expected or can be justified by recent comps or I see sell so quick I can’t even make an appointment to show. It can be difficult to tell a buyer that they may have to pay a premium  over a recent comp even if the property is not as nice as the recent sale. Some Jupiter real estate fundamentals are just out the window. Seller’s are not motivated and may at times not even respond to your offer which you think is reasonable based on area sales. We are seeing a struggling market between buyer’s and seller’s trying to control the market. Sometimes as a buyer you’re just going to have to pay a premium above that last comp if you want the property. I’m seeing more emotional buyer’s who don’t care if they pay a premium for that right property. Many of our buyer’s are wealthy older clients who really aren’t worried what the property appreciation or what it will be worth in 10 years. At times you are bidding against this buyer. They have no plans to sell and will probably live in it for the rest of their lives.

 

I continue to see strong demand for the Jupiter real estate. Not just as a vacation home but more new full time residents. Many companies are expanding their operations here or moving from other areas  and are bringing a work force with them.  United Technologies is one which also has Carrier and Otis elevator under their umbrella. They are building a new corporate site here in Palm Beach Gardens. We saw a new Spring training facility as well in Palm Beach Gardens open this year. Jupiter still has a lot to offer and is a very unique place that is hard to duplicate. We now have all the amenities buyers demand and we offer a very safe place to live and we have some of the best schools in the County.  Jupiter is not just a winter vacation destination but it is becoming  a full time place to live. I tell my buyer’s coming from other states to look around and see the green space, the beaches and the waterways we have. The Intracoastal waters off Jupiter Island look like the Bahamas. We have great restaurants, shopping and we aren’t congested like areas around us. We have a dog friendly beach and more parks than you can count. We have great golf courses and beautiful golf communities. Visit West Palm Beach and see the difference. Jupiter is paradise compared to other areas of Florida. Either places are to crowded or to remote. Jupiter is perfectly located for easy travel in and out and offers enough for activities to keep you busy  no matter if your vacationing or living here. Paradise comes at a cost but it is well worth it. I get buyers who have bought other places and are regretful they did. I always joke with customers and tell them to look at the cars driving around Jupiter. The parking lots look like a Mercedes dealership. One day I pulled into my office parking lot and there was a 2 million dollar Bugatti Chiron in the parking lot. Jupiter is the last bit of Florida paradise and it still has that unspoiled quality about it. You may not get as much home as other areas but your resale value will always stay stronger than surrounding areas.

 

We have Tiger Woods, Michael Jordan, Celine Dion and  many pro golfers calling Jupiter their home now. There’s a reason they are moving here. There is something special about this area and people are realizing it.

 

 

 

                     Jupiter Beach Properties

 

Jupiter Beach properties still remain scare. I’m seeing more 1 bedroom Jupiter condos coming up for sale but the market for those is relatively weak. most buyers are looking for 2 bedroom at a minimum and prefer 3 if at all possible. The Jupiter single family homes along the beach seen to be sitting mainly due to the high asking prices of many of these homes. Seller’s are still hoping for that single buyer who just has to buy a beach home. Many of the seller’s are slowing dropping their prices. The home across from me has dropped their price from the  $749,000 original asking price and are now down to $650,000. It’s going on three weeks at $650,000 and still not sold.  With 222 days on the market and season coming to an end I think we will see more price drops. What would you do if you were that seller? Their are 6 homes in the community for sale and only one recent sale. Not a good sign for sellers in the community. Even with the low inventory some properties are not selling. If your property is sitting on the market for over 90 days you either have to reduce your price, do some updating on the property or make some other changes. Buyers are educated so pay attention to their comments. When they see Jupiter properties sitting for months they automatically stigmatize your property. Why hasn’t it sold in this hot market? Buyer’s are seeing some properties selling in days and sometimes showing up on the MLS as contingent already. They were never listed and sold before hitting the MLS.
