As we soon approach the ending of 2014 I am wandering what we can expect for 2015 in the real estate market in Jupiter and the surrounding communities.  As far as new listings I am seeing more new listings coming to market but when looking at them they barely spark my interest or excitement. Many seem to be overpriced, in disrepair and it seems like we are reaching at the bottom of the barrel for many listings. Every once in a  great while a really nice property will hit the market and vanishes from the mls overnight. The Jupiter real estate market needs good properties to sell. Season is right around the corner and the choices of oceanfront condos and beach properties will take me a few hours to show them all. Jupiter oceanfront condos are limited and Juno Beach oceanfront condos have even less listings for sale.  Just to give you a quick idea of what you can expect to pay for oceanfront condos here in the Jupiter-Juno Beach area. Start about $300 per sq. ft for an older building and $400 to $500 per sq. ft for newer buildings. Even our newest buildings are 10 plus years old now.

 

Singer Island Condos

In Singer Island we do have more choices for oceanfront condos but inventory is down there as well. Many of the condos on Singer Island are 15 to 20 stories high and there are condos after condos along the strip. Prices there are always a bit less than Jupiter and Juno Beach but you can still expect $300 per sq. ft and $500 plus per sq. ft for newer buildings there. Condos like Beachfront, Ritz Carlton and Oasis are just a few hi end condos down on Singer Island. The views will be exhilarating from some of the condos here on the Island no matter which condo building you choose. Prices have jumped here and increased demand continues to push prices upwards but we are still not hitting peak 2006 prices.

 

Hutchinson Island Condos

As an inexpensive alternative to Palm Beach and Broward County, your last hope for oceanfront condos on a budget was Hutchinson Island. They have quite a few different building there on the island and prices are always less than areas to the South. You lose some of the amenities of down South but condo prices are $225 to $250 per sq. ft. Quite a bit less than than other areas. Places like Ocean Village in Fort Pierce will buy you a 2003 oceanfront condo for $250 per sq. ft while that would be $400 per sq. ft in Jupiter and Juno Beach and maybe more. At the end of the day finding oceanfront condos for under $300,000 is quite unrealistic.

No matter what you hear about the Florida real estate market there are no fire sales here especially for desirable waterfront properties. The demand is far outstripping the supply and new construction prices are through the roof. Any waterfront building that is new is looking at $400 per sq. ft plus. If you think you are coming here and getting a tremendous deal on oceanfront or waterfront properties you will soon be disappointed.
