No matter where you decide to live please read this before buying a home in Florida. I’m going to talk about construction, inspection process, insurance and other items that will be important when purchasing a Florida home. No matter if it’s a single family home, townhouse or condo it pertains to all properties.

Florida homeowners insurance offers HO3 and HO6 policies. HO6 covers insurance on condos and townhouses which has the exterior coverage paid for through your condo association dues. What is required for homeowners insurance is both a wind mitigation and a 4 point inspection which can be done during your inspection period. Depending upon the age of the home will determine if you need both , either or none. The wind mitigation form will play the largest part of determining your annual insurance costs. Just for an example it could make your insurance $2,500/year or $7.500 based on the wind mitigation. It is very important to get this wind mitigation report to your insurance company for a quote during your inspection period.   Other lesser factors are construction type, roof age, roof geometry and hurricane protection. You will be surprised how little the savings are for hurricane shutters on a home. Finding the right Florida home inspector is very important. Remember these inspectors are general inspectors and are not specialized. If you are looking at Jupiter pool homes I recommend you get a pool company  to inspect your pool. Even those companies may not know if you have a pool leak but it does give you an additional piece of mind. If you are looking at  Jupiter waterfront properties you may want to get a seawall company to come out and inspect the wall and your docks. Seawalls are very expensive.

Home construction can also determine insurance costs and maintenance costs as well as effect the costs of energy to cool and heat the home. We basically have CBS and wood frame construction and some homes have both.  EIFS (exterior insulation & finishing systems) is a type of construction used in several Jupiter condos that you will think is concrete  but will be surprised to be EIFS.
