The rental market continues to climb with home prices as I recently rented a 1 bedroom condo for $1,250/month. This was in Palm Beach Gardens in a condo conversion community. Not beachfront or walk to the beach. Single family homes in Abacoa are running $3,000/month or more for the 1,800 sq. ft homes. Just about every landlord no matter if seasonal or annual is raising their rents due to the limited supply of available rentals and the ever increasing demand.
Jupiter Home Sales
This week we saw 48 Jupiter area homes sell during the past week. A little on the slow side for season but limited inventory is causing the lower number of sales closing. Any property that is a “deal” is gone in days or less. Along the beach we saw 12 – Lake at the Bluffs townhouses go under contract in the past month with just two listings in there for sale now. Many buyers have a budget and are looking at properties only to realize many need updating. I will tell you from experience if you can find a remdeled place it is a better choice and will sell fast for several reasons. The cost of remodeling and construction has jumped significantly. Most of the contractors here don’t need any more work and it is reflected in their bids. Second the headache of a long distance remodel can be daunting unless you hire a designer or contractor to oversee the entire remodel project and of course there will be a charge for that of anywhere from 10-20%. A bathroom remodel, repaint or a floor is a different story but a complete remodel will be challenging.
